What will you be financing?

This campaign's promoter aims to provide affordable access to energy-efficient housing through the rehabilitation of ruins.

This is the second campaign to finance the rehabilitation of a ruin in the center of Almeirim. The promoter previously raised 100.000€ in In-Vest I

To contribute to solutions for the housing crisis in Portugal, the promoter wants to use inactive housing stock and make it available to the economic classes where housing is most lacking, such as the middle and lower middle classes. The promoter is committed to ensuring that these properties, once refurbished, will have high energy efficiency and other environmental measures, such as: 

  • production of electricity through photovoltaic panels, 
  • no fossil fuel consumption, 
  • electric car charger, 
  • equipment to reduce water consumption, 
  • rainwater recovery tank, 
  • space for an organic vegetable garden 
  • at least 2 fruit trees

When the property is sold or rented out, future owners/renters participate in a session on the importance of saving water and energy. 

As part of its refurbishment concept, In-Vest is committed to choosing materials made in Portugal that are long-lasting, wherever possible, and a tree is planted for each refurbished ruin.

What is the impact?

Direct

  • Improve housing quality and affordability: With the funds from this campaign, In-vest will rehabilitate a ruin in the municipality of Almeirim, improving its energy efficiency and thermal comfort, while enabling the two-bedroom unit to be inhabited once again, with affordable prices.
  • Improve resource use efficiency and thermal comfort: 94 square meters will be rehabilitated with the funds of this campaign, focusing on improvements in energy and water efficiency and thermal comfort. The improvements include installing class-A efficiency windows, taps, and toilet flushing with lower water flow and flushing with two capacities, second ceilings, doors substitution to avoid temperature loss, substitution of gas equipment by electric, and installation of solar panels for self-consumption energy production. The rehabilitation can also include electric vehicle chargers, a deposit for rainwater recovery and use, a prepared space for community vegetable gardens and fruit trees.
  • Commitment to local production and durable materials: In-vest commits to prioritize materials produced in Portugal and that is on long-term durability in their renovations.

  • Contribution to housing availability and access:  Through In-vest’s activity, 66 housing units have been rehabilitated and sold, and 6 other housing units are currently rented out. Through their activity, they contribute to increasing housing quality and focus on affordable rent and selling prices. Currently, 16 people are living in the rented units, and over 190 people are estimated to be living in the units that were sold after renovation.
  • Awareness of water and energy saving for daily life: In-vest informs and supports future owners/renters about the importance of saving water and energy, explaining the benefits of using Portuguese-sourced materials, LED lamps, avoiding gas equipment, about the efficient functioning of solar panels and use of equipment during day time, about water saving measures such as using “eco” programs on washing machines and of saving the cold water before the shower to use in the garden or the toilet. 
  • Promoting opportunities and economic participation for women: Joana Pereira is the administrator of the promoter company, In-Vest, and places gender equality as an important pillar of its activities. In addition, the team working on the renovations is made up mostly of women, with women architect and engineer.
