

In-Vest is a company focused on providing affordable access to energy-efficient housing by rehabilitating properties.

This campaign's goal is to finance the rehabilitation of 2 two-bedroom apartments, each with about 80 m2, in the same building in the centre of Almeirim, including:
This is the promoter's third campaign, following previously raising 200.000€ in In-Vest I and II to rehabilitate a ruin, also in the centre of Almeirim.
To contribute to solutions to the housing crisis in Portugal, the promoter aims to use inactive housing stock and make it available to economic classes where housing is most lacking, such as the middle and lower middle classes. The promoter is committed to ensuring that these properties, once refurbished, will have high energy efficiency and other environmental measures.
When the property is sold or rented, future owners or renters will participate in a session on the importance of saving water and energy. As part of its refurbishment concept, In-Vest is committed to choosing, wherever possible, long-lasting materials made in Portugal, and to planting a tree for each refurbished ruin.
Modernisation of infrastructure for resilience and sustainability: the project aims to enhance the energy efficiency of two 80m² apartments currently rated as energy class E. With the support of this funding, In-Vest will upgrade the apartments to energy class C, significantly improving both efficiency and comfort. Renovation works will include the installation of A+ rated windows, a water-saving system such as low-flow taps and dual-capacity flushing toilets, thermal insulation of sloped roofs and an energy-efficient air conditioning system to ensure year-round thermal comfort.
Increase in renewable energy production: the loan will support the installation of three solar panel systems for self-consumption, each with a capacity of 500W. These will be connected to a 120-liter heat pump, enabling an estimated 46% reduction in energy demand. This not only lowers emissions but also reduces energy bills. Decentralised renewable energy production near the point of consumption helps avoid distribution costs, resulting in significant savings.
Contribution to housing quality and affordability with local and durable materials: the funding will bring two previously abandoned and unused housing units back to the real estate market as energy-efficient, affordable homes. These renovations will expand access to quality housing for middle-income families, contributing to a more inclusive and sustainable housing market. In-Vest is committed to using high-quality, energy-efficient materials produced in Portugal, with a focus on long-term durability and sustainability in all renovation activities.
Climate change adaptation and mitigation: according to the European Council, buildings account for over one-third of greenhouse gas emissions in the EU. By improving the energy performance of these apartments, the project contributes meaningfully to climate change mitigation and adaptation efforts in Portugal.
